The current Fresno MLS spread between the last asking price and the sales price is running approximately 4%. When you think about that, it means until a selling price has been reduced to within 4% of the actual market value a home does not sell.

In a declining market sellers need to get the prices down fast. Get their homes sold and become a buyer ASAP. We make our money in Real Estate when we buy, not when we sell.

As Realtors selling thousands of homes per year for over 40 years, we’ve gained a few perspectives we’d like to share.

The Real estate Market has always, and always will be changing. That change is an opportunity, not a threat.

As our market is now moving from a “Sellers Market” where Buyers bid against each other, to a “Buyers Market” with a far greater selection of available homes.

Here’s a thought:

We make money in Real Estate when we buy, not when we sell it. Now is a great time to buy. Sellers will never control the price their home will sell for, but only how long the home will remain on market.

When the Seller adjusts the price to where it is perceived as a value in the market place, it will sell, until then, it just sits.
